Investment Opportunity in Grand Junction, Colorado

Buying a house is one of the most stressful things you'll ever do. With that, it's important to find a great deal with long-term benefits. If you're looking for a home to serve as your residence, obviously, you want something nice. At the same time, struggling each month to make a mortgage payment that's greater than 50% of your income takes its toll after a while.

If you're looking for an investment, then you'll certainly want a property with the potential for cash flow in a relatively short amount of time. This house might just qualify.

The least expensive home on the market right now (March 3, 2022) isn't worth consideration. I've already posted about the second least expensive home in Grand Junction. As of today, March 3, 2022, that home is still on the market, listed at $205,000.

Why The Third Least Expensive House In Grand Junction, Colorado

I do this from time to time - post about the least expensive properties in Grand Junction. Why? A couple of reasons. First, I'm fatigued with the $600,000 and $1,200,000 houses in the valley. Personally, I find it soul-crushing. How are people supposed to afford to live?

Secondly, it's important to consider something when looking at a new home. I used to live in a modest little house on a lot barely bigger than the house. You could jump from one roof to the other in this neighborhood. The house I currently live in is more than three times the size of my old house. Looking back, though, I'm not sure I wasn't happier in the old house. It was more than plenty. The house was easy to take care of, didn't devour my entire paycheck, and didn't consume my every waking moment.

Pros and Cons When It Comes To Inexpensive Properties in Grand Junction, Colorado

There are two sides to this coin. According to simpleshowing.com, the benefits of an inexpensive property include:

  • Keep your mortgage payments low to free up money to pay off debt
  • Give you more room in your budget to improve or customize the house
  • Minimize the interest you pay over the course of the loan
  • Pay off your home faster
  • Protect you financially from unexpected hardships that may arise with a heaftier mortgage payment

On the other hand, you may not save money if the home you purchase requires extensive repairs and upgrades. At the same time, if the home is located in a trouble area, the cons may drastically outweigh the pros. I've most definitely found myself in this situation, hence the reason for this post. Investment properties require careful consideration.

Worth Taking a Tour

Like with all of these real estate posts, it's important for me to remind you I'm not a realtor. I don't own this property and have no interest in it. My interests involve purchasing real estate from time to time, partially as an investment, and partially as a symptom of some unidentified form of brain damage. This home could be a wise investment for the right person. They aren't making any more land. Is this the right fit for you? Please take a look.

TAKE A PEEK: Live in a Historical Colorado Post Office in a Ghost Town

According to westernmininghistory.com, Turret, Colorado was a small mining town near Salida that was settled in 1897. In addition to the post office, the town featured a salon, a butcher shop, a hotel, several stores, and even a newspaper.

On the south side of his property is a small piece of national forest, and the front door is less than a mile from hundreds of acres of national forest land. It's one of the most beautiful areas in Colorado. When you need to make a trip to the big city, you're just 30 miles from downtown Salida.

This rustic home is less than 700 square feet, but the layout is very efficient with two bedrooms, one bath, a kitchen, a living room, and a dining room. For those cold winter nights, you can huddle around a wood-burning stove, which is more than adequate to keep the home warm and toasty.
