One of Colorado's fastest-growing towns is found in Larimer County, just East of Fort Collins and Highway 287. The town of Timnath, Colorado, was founded during the same year as Grand Junction, in 1882. The town's growth in 2022, at +19.2%, shows the town's growth is keeping pace with much larger cities such as the affluent suburb of Erie +17.3% (population 35,269), or the larger town of Windsor +23.3% (population 40,349). The town is a true front-runner in Colorado's small-town expansion race.
Why Timnath Is Growing—and Fast
Did you know that Timnath has a rare tie-in to World War II? It's one of the only places in the continental United States where a Japanese "balloon bomb" (Fu-Go) actually landed and exploded.
Today, the town's rapid rise near Colorado's busy I-25 corridor is attracting new developers looking for open land. Timnath's proximity to Fort Collins makes the town feel larger than it is. The population in 2025 is 10,484. Waves of construction and new development over the past few years have remade Timnath, which now has its own Costco and Walmart. So Timnath got a Costco, but Grand Junction's did not?

According to worldpopulationreview.com, Timnath's population has almost doubled since 2020. This community could be home to 25,000 to 30,000 people in the next ten years. Larimer County officials know, this kind of growth will mean an increasing need for schools, water resources, and infrastructure. Growth is likely to continue here in this part of Northern Colorado, as more residents look for affordable spaces that offer room to grow and big-city access.
