For years, whenever someone had an idea to build anything, from a new Drive-in to a new neighborhood, people suggested Grand Junction’s Salt Flats site. Well, a neighborhood has won.

Ground has been broken, equipment has been moved in, and major earthworks are visible on 28 Road as the new Juniper Grove residential neighborhood moves forward. The 48-home project is sure to reshape this part of the city and create new homeownership opportunities.

Juniper Grove will be situated around the corner from the new Enstrom expansion facility and Carpetland USA in Grand Junction. The address of the development is 450 28 Road, northeast of the intersection of Grand Avenue and 28 Road. The 21-acre site is near schools, grocery stores, the VA, and the city's new recreation center.

How Big Will the New Salt Flats Neighborhood Be?

The approved master plan calls for 465 “housing units.” Apartments, single-family detached and attached homes are combined for a mixed development. According to the city, the project will have several phases, with five future filings moving through the approval process independently. Rural Homes is handling Juniper Grove, while other portions involve Vertikal, Brikwell, and Volunteers of America/MGL Partners. They don't all have the same construction schedules or financing.

As mentioned in the Grand Junction Salt Flats master plan, the first phase of Salt Flats will be Juniper Grove. This will be a 48-lot project from Rural Homes. There are plans for eight detached single-family homes and 40 for-sale duplex units in 20 buildings. One lot could support in-home childcare. This project received conditional final plat approval in June; construction is underway, and the first closing could take place by the end of the year.
